Police said the man accused of the alleged attack, 30-year-old Shaun Michaels Dunk, was not known to them.
He was arrested at the scene and charged with one count of murder and one count of attempted murder.
He faced Adelaide Magistrates Court on Thursday, and his lawyer indicated that he would be exploring a mental health defence.
Seed, a mother of two from Morphett Vale, was working at her REAL Estate Agents Group office when she was allegedly stabbed.

Her colleague, from Henley Beach, is in a stable condition at the Royal Adelaide Hospital.
A knife and a small hammer were discovered at the scene, detective chief inspector Kieran Baggoley said on Wednesday.
He said Dunk “was not on bail in relation to any other criminal offending”.
SA Health confirmed the man was a mental health patient discharged from the Royal Adelaide Hospital on December 18.
“The chief psychiatrist will be reviewing the circumstances around this patient’s treatment and discharge,” a SA Health spokeswoman said.

On Thursday morning, flowers were left in front of the office as a tribute to Seed.
Her long-time friend, Cathy Black, said Seed had only just landed her dream job before she was allegedly murdered.
“She was a beautiful soul, a beautiful mum to two beautiful girls. She just found everything that she always wanted,” Black said.
“Her eldest daughter just turned 18. Her family are in the UK. She has such a beautiful smile. It doesn’t seem real at all.
“Her family are just devastated, (it’s) right before Christmas. She touched many hearts,” she said.
